Technical Property Manager, Marine & Ports

About the role

ABB is looking for a Technical Property Manager to take overall responsibility for the technical condition, maintenance and long-term development of its Marine & Ports facilities in Finland. The role ensures facilities are safe, reliable, energy-efficient and fit for purpose, and acts as the key technical expert for management and employees. It covers manufacturing, warehouse and office space in three buildings in Helsinki, Hamina and Raisio (over 30,000 m2), and is based in Vuosaari, Helsinki, with office attendance almost daily.

Key responsibilities

• Manage the maintenance and technical lifecycle of the facilities and building systems.
• Plan and supervise maintenance, repairs, renovations and technical investments, including budgets, schedules, quality and costs.
• Ensure reliable operation of HVAC, electrical, building automation, fire safety, access control and security systems.
• Develop and maintain long-term maintenance and investment plans (PTS).
• Manage facility service providers, contractors and technical service agreements.
• Ensure compliance with statutory inspections, authority requirements, safety standards and environmental requirements.
• Drive energy-efficiency and sustainability improvements, including ISO 50001 activities.
• Coordinate contractors, work permits, site inductions and acceptance of completed works, and act as project manager for smaller business needs.
• Act as technical point of contact for management, employees, landlords, authorities and external partners.

Required profile

• Relevant education and several years of experience in property management, building services, construction engineering or a related technical field.
• Experience in contractor management, procurement, budgeting and project supervision.
• Willingness to travel regularly to Hamina and Raisio, about 20-30 days per year.
• Fluency in Finnish and professional working proficiency in English.

Required skills

• Strong knowledge of building systems, technical maintenance and facility lifecycle management.
• Understanding of energy efficiency and standards such as ISO 50001, ISO 14001, ISO 45001 and ISO 27001.
• Ability to work independently and take ownership of day-to-day operations and long-term facility development.
